FUTURE TEXT AMENDMENT FOR THE LAND USE ELEMENT.
IT MODIFIES EXISTING LANGUAGE IN THE COMPREHENSIVE PLAN
WITH REGARD TO ACCESSORY DWELLING UNITS.
IT -- BASICALLY THE EXISTING LANGUAGE ENABLES ADUs
THROUGHOUT RESIDENTIAL LAND USE CATEGORIES IN THE CITY.
ENABLES REGULATIONS TO BE CARRIED OUT BY THE CITY'S LAND
DEVELOPMENT CODE.
BASICALLY THE PURPOSE OF THIS TEXT AMENDMENT IS TO CLARIFY
THE DEFINITION OF ACCESSORY DWELLING UNITS.
THE CURRENT ADOPTED COMPREHENSIVE PLAN EFFECTUALLY DEFINES
ACCESSORY UNITS AND REFERS TO THIS CONCEPT IN SEVERAL
DIFFERENT WAYS THROUGHOUT THE PLAN.
SO SOME OTHER TERMS IT USES ARE ACCESSORY DWELLINGS WITHOUT
THE WORDS UNITS, ACCESSORY SECOND UNITS, ACCESSORY
APARTMENTS, AND THEN, OF COURSE, ACCESSORY DWELLING UNITS
BUT DOESN'T DEFINE ADUs.
AGAIN, LIKE I SAID, WE ARE AMENDING EXISTING POLICIES TO USE
CONSISTENT LANGUAGE.
INSTEAD OF VARIETY OF NOMENCLATURE FOR AN ADU.
STRIKING ALL THOSE AND ONLY REFERRING IT TO AN
ADU IN THE PLAN AND FURTHER CLARIFYING LU 9.2.4.
AND A SECTION OF THAT POLICY INTO ITS OWN POLICY TO READ
CLEARER AND CLARIFYING THAT ADU ELIGIBILITY IS WITHIN ALL
THE RESIDENTIAL LAND USE CATEGORIES.
SO THIS IS THAT POLICY THAT HE JUST MENTIONED.
YOU CAN SEE WE STRUCK THROUGH THE LAST SENTENCE OF IT.
SO FOR THE PURPOSES OF CALCULATING DENSITY, ACCESSORY
DWELLING UNITS WILL NOT BE COUNTED AS SEPARATE DWELLING
UNIT.
THIS IS NOW ITS OWN POLICY THAT STRUCK-THROUGH PORTION.
SO YOU CAN SEE HERE IT APPEARS IN -- THIS NEW POLICY 9.2.78
WHICH IS ADUs WILL BE ONLY IN FLU DESIGNATIONS AND PURPOSE
IT DOES NOT COUNT FOR A SEPARATE ACCESSORY DWELLING UNIT.
THE PLANNING COMMISSION FOUND THIS TEXT AMENDMENT CONSISTENT
WITH THE GOALS, OBJECTIVES AND POLICIES OF THE ADOPTED TAMPA
COMPREHENSIVE PLAN, SPECIFICALLY GOV POLICY 1.1.3, 13.14.1,
AND THOSE TWO OTHER ONES, 8.15.1 AND 13.4.1.
SO, AGAIN, PLANNING COMMISSION HAS FOUND IN PROPOSED TEXT
AMENDMENT CONSISTENT WITH THE GOALS, OBJECTIVES AND POLICIES
OF THE TAMPA COMPREHENSIVE PLAN.
THAT CONCLUDES MY PRESENTATION, AND I AM AVAILABLE TO ANSWER
ANY QUESTIONS.

YOU CAN SEE WE SIMPLY REMOVED ONE OF THE REFERENCES -- IT
SAYS ACCESSORY SECOND DWELLING UNITS.
OTHER PERMUTATION OF ADUs.
WE ARE TRYING TO CHASE THESE NOMENCLATURE THINGS DOWN AND
ENABLING A FOUNDATION FOR THE LDC TO HAVE A VERY CLEAR
CONVERSATION OF HOW ADUs ARE REGULATED IN TERMS OF WHAT THE
PLAN SAYS.

I REMEMBER AN AD -- NOT AN AD, BUT A STORY WRITTEN IN THE
"TAMPA BAY TIMES" REGARDING THE SAME OPERATION.
AND THEY -- THEY TALK ABOUT TWO TYPES, ONLY ONE WAS 600
SQUARE FOOT.
I DON'T KNOW IF YOU SAW THAT ONE OR NOT AND THE TOTAL PRICE
THEY PUT ON WAS $258,000 FOR THAT.
I'M NOT SAYING -- I AM GOING BY MEMORY.
THE OTHER WAS 800-SQUARE-FOOT OPERATIONAL HOUSE OR WHATEVER
YOU WANT TO CALL THEM AND THAT WAS 300 AND SOME THOUSAND
DOLLARS.
AND I AM SAYING IF THE LAND IS ALREADY THERE, AND THAT IS A
LOT OF MONEY.
I KNOW YOU DIDN'T GO INTO THOSE TYPES.
YOU WENT INTO SOMETHING ELSE.
I SAW ONE -- TWO-CAR GARAGE AT THE BOTTOM AND AN APARTMENT
ON TOP.
SOMETHING CLOSE TO WHAT WE WERE TALKING ABOUT THAT I SAW IN
THE PAPER WAS FINE.
YOU COULDN'T UNDERSTAND $400 PER SQUARE FOOT, IF I REMEMBER
THE MATH THAT I DID.
WHAT ABOUT THE COST OF THESE THINGS COMPARED TO A REAL NICE
TRAVEL TRAILER THAT PEOPLE CAN LIVE IN?
IT COMES ALREADY WITH ALL THE AMENITIES IN IT.
I MEAN, I AM NOT OPPOSED TO DOING THAT, BECAUSE, GUESS WHAT,
A GREAT PERCENTAGE OF HOMES NO MATTER WHAT AREA OF THE CITY
ALREADY HAS THEM IN THE BACK YARD AND MAY NOT BE USED
BECAUSE THE LAW SAYS YOU CAN'T PUT IT TO THE FRONT OF THE
BORING OF THE HOUSE.
SO IF THOSE THINGS ARE FACTUAL, WHY IS IT THAT WE COULDN'T
CUT THE COST AND PUT A TRAVEL TRAILER IN THE BACK?
